The most important thing in selling your home in a timely fashion is pricing your home to the market. If you price your home to high it will sit on the market and become known as a problem house. Why? Because no one has bought it, and buyers will think that the reason it has been on the market so long is that it has some problems.
Many times sellers will price their home to high and become so discouraged because no one is looking at it. And when someone does look at it they will almost accept any price for it.
If a home is priced right it should get a contract on it within 6 weeks or sooner. Remember that the highest price you can get out of your home is market price or what a buyer is willing to pay for it. Price your home at the market so that a lot of buyers will come and look at it. Get the buyers in the ball game. They may bid it up. Both you and the buyer will win. Remember the most important thing you can do is price your house right!!!!
